The Client
Bonded warehouses provide vital infrastructure to the supply chain of the drinks industry across the globe. Starfish Construction Group were invited to look at a solution for our client where two warehouses had unfortunately got to a dilapidated condition. Our client, a leading distiller is world-renowned for Scotch Whisky brands. The site covers 380 acres and includes Distilleries, State-Of-The-Art Lab and a Cooperage.

Survey, Galbestos removal and re-roofing of warehouses
Our client's property management team had identified two bonded warehouses which required investigation to establish the level of degradation and provide options which would be cost-effective and improve the building efficiency.
After we thoroughly outlined our options to the client, they decided to contract Starfish Construction to carry out the full re-roofing of the two warehouses. The scope of works was to be carried out on a live operation site with a phased approach to reduce any disruption for day-to-day operations.
Our range of technical surveying services allowed us to develop a comprehensive scope of works based on our vast experience with building envelope solutions. We carried out internal and drone surveys of the two bonded warehouses which identified several critical issues.

Challenges and Solutions
Our technical survey team identified that the deterioration of the roof was due to Galbestos, which can become a critical health and safety issue. The stripping of the existing Galbestos coated steel roof sheets was a carefully coordinated part of the project due to the fragile state of the material. The replacement composite roof panel system was installed in stages, following on from the Galbestos removal team.
This helped minimise how long the roof structure was exposed to the elements. A natural air ridge ventilation system was also installed to complete the external roof project. Internally within the warehouse, Starfish Construction placed a crash deck during the removal and installation process to minimise the risk of falling debris. On completion of the external roof, a new sprinkler system and ATEX rated lighting were installed.
Outcome
Starfish Construction acted as principal contractor and designer for the complete works. The new composite roof panel system ensures the integrity of the warehouses for many years to come, providing safe and highly functional buildings.
