The Client
Many clients approach Starfish Construction Group when they require our expertise with existing buildings that have unfortunately fallen foul of previous contractors sub-standard work. One such client was Bilfinger GVA, a Building Surveyors (acquired by Avison Young in 2019, who continue to be a Starfish Construction Group client), acting on behalf of the building owner. Their issue was the previous construction of Pennington House, first completed in 2003, which consisted of a steel portal frame and composite panel roof with a tile effect.
From completion and for various reasons, a warranty for the completed roof was not in place. Over the years there had been multiple attempts made to repair the roof using different remedial compounds such as silicone, mastic and acrylics. However, these had not solved the continuing issues of water ingress.
The Project
Turning to Starfish Construction, we agreed to undertake a free survey and compile a comprehensive report, which diagnosed the issues, along with providing various options to stop the roof leaking. Our extensive range of technical surveying expertise and services allowed us to carry out internal assessments, along with drone surveys of the property which identified several critical issues.

Challenges and Solutions
Some of the challenges the project posed was that the client’s available budget would not cover the costs for a full roof replacement. A complete replacement of the existing roof would have also brought additional costs, with the internal offices subsequently requiring refurbishment, which was something that the client wished to avoid.
Starfish Construction reviewed the property and decided that the best solution was to install a high-performance coating system. The Elastaseal system allowed us to deliver full sealing to all cladding joints and fixings, followed by a seamless top coat. We also lined the gutters, along with, where necessary, flashings and fillers replacement.
Outcome
Our approach to diagnosing the issues, planning a cost-effective scope of works and delivering sustainable product solutions, has provided confidence for the building owner and incoming tenant. Our strategy and planning for the client meant a solution for a fraction of the predicted cost, with no disturbance as we avoided a full roof replacement. A 15-year warranty for the new roofing system means Pennington House is safe and watertight for the future.
