The Client
Our expertise and skillsets continually provide us with repeat business clients, bringing value-added relationships. A previous client, who we delivered a cladding project for, asked us to support a flat roof refurbishment. The property in question, with a floor space exceeding 5,000 m2, provides space for a wide variety of businesses varying from a gym to a music studio, and a logistics company to a call centre. The property was a successful revenue inclusion for the client’s extensive portfolio.
The Project
To explore all options, the client approached ourselves, along with a flat roofing material manufacturer, whose initial advice was a full-scale replacement. We reviewed the specification provided and questioned the necessity of full replacement of approximately 3,400 m2 of flat roofing based on two core samples.
After consultations with the client, we conducted a moisture scan of the roof areas, using our in-house Tramex moisture mapping equipment. The results showed that approximately 40% of the total roof area was dry, and insulation was of a suitable condition for an overlaid system. Upon completion of the moisture scan and core sample analysis, we completed U-value calculations to conclude the amount of additional insulation required to bring the roof up to current building regulations.

Challenges and Solutions
Main project challenges included delivering a cost-effective and sustainable solution for the future. With our guidance, the client has benefitted from a 25-year single point warranty - covering materials, design and labour. Also, our final project costs realised savings of at least 50% against the original budget proposals.
Additional to these, we were working to a stringent 14-week completion with the requirement of completing, with minimal disruption, while allowing a wide variety of tenants to remain operational.
Outcome
There have been several positives for the client working with Starfish Construction Group, on this project and previous occasions. In particular, our budget management and cost savings provided strong future asset value for the client. From a safety perspective, our provision of roof access with a free-standing handrail system and a robust non-slip finish has added further value and protection.
For tenants, the individual properties now also benefit from better temperature-controlled environments throughout the year.
