Our client is at the heart of Britain’s infrastructure development and industrial and commercial property sectors. They play a key role in many regeneration projects throughout the UK.
A new client for Starfish Construction, this project was our first collaboration. We worked closely with the stakeholders to assess the overall integrity of this sizeable industrial shed to produce a scope of work within their budget to regenerate the building. There was a tight timeframe to complete the work on the structure due to funding criteria and tenant occupancy requirements.
The Project
A 2,500 m2 former industrial fabrication shed in a state of dilapidation formed part of a regeneration project within the client’s wider site.
Starfish Construction undertook an in-depth structural examination of the existing steelwork and brickwork at the initial stage of the project to ascertain the structure’s failure level. We provided the analysis and data to the client and worked closely to support with recommendations and solutions to meet the end objective.

Challenges and Solutions
One of the essential elements which governed the project planning and design was the need to account for the marine environment. The correct selection of products and materials was critical to ensure the structure’s lifespan due to its coastal location and exposure to sea spray erosion.
Our team designed all technical solutions and completely stripped and replaced the complete building envelope, along with structural steelwork enhancements to the roof and walls. The upgrade was completed with new internal lighting and exterior LED floodlights, replacement roller shutters, and fire exits.
Outcome
After only 18 weeks, Starfish Construction completed the refurbishment of the building envelope to make the Industrial Shed wind and watertight while enhancing the overall functionality.
As the Principal Contractor and Project Designer, Starfish Construction managed the tight programme window and a significant level of work required to upgrade the property envelope to match the client’s needs. We coordinated the multi-trades to complete the project on time and successfully.
Starfish Construction was engaged, following review and due diligence of their business profile and based on previous experience towards delivering similar projects. We were assured they could meet our business requirements and the expectations of this challenging, high-profile project, driven by budget, logistics, and programme restraints, but without compromising on Health & Safety, Quality, Sustainability and Environmental standards.
