Starfish Construction undertakes projects on behalf of several commercial property management and estate companies. Savills, one of the UK’s largest property managers and consultants, engaged with us for this project.
Having worked with Starfish Construction previously, Savills’ Director of Building and Project Consultancy, Paul Durnan, was confident Starfish Construction would complete this successful project on time.
The Project
Commercial Quay is a landmark Category A listed office and retail development, uniquely set within the vibrant heart of Leith and only a short distance from Edinburgh City Centre.
On the Forth’s shores, Commercial Quay hosts iconic restaurants, including The Kitchin, the Michelin Star restaurant by Tom Kitchin and a whole host of cafés, bars and trendy hangouts.
The former bonded warehouse is also home to boutique agencies and serviced office experts - Clockwise. Savills engaged Starfish Construction to refurbish five interior spaces totalling 1350 m2 within the waterfront building on behalf of the owners to create a more leasable space with a high standard internal finish to match the rest of the property.

Challenges and Solutions
With several units partially leased, our task was to allow these businesses to maintain their normal day-to-day operations with minimal disturbance.
The scope of works included an entire strip out, including partitions and replacing vinyl flooring and carpets. The office fitout consists of all finishes, electrical certification, data cabling, toilet and shower refurbishment, and refurbishing of the kitchen area.
As a Category A Listed Building, all interior features had to be treated sympathetically to complement the listed status and provide a higher rental yield.
Outcome
With a tight deadline of 12 weeks, our directly employed team designed a work programme, including removing and disposing of waste outwith office hours, minimising any impact on the tenants.
We completed all the refurbishments on time and to a high standard which reflected the unique history and cachet of the building. The businesses within the property, including a dental practice, commended Starfish Construction for their working methods and professionalism.
Starfish Construction delivered a very high-quality project on time and on budget, which makes better use of the space at Commercial Quay and reflects the quality of the building as a whole. They worked closely with us throughout the project and ensured that it didn’t disrupt the other tenants. We look forward to working with them again in future.
